Understanding the Different Types of Floor Varnish
The term "floor varnish" covers a range of film-forming finishes for wood floors — from traditional oil-based polyurethane through to modern water-based acrylics and two-component systems. Each type behaves differently and suits different jobs, so it's worth understanding the main categories before choosing a product.
Oil-Based Polyurethane Varnish
Oil-based polyurethane has been used on wood floors for decades. It forms a hard, tough film with a warm amber tone that deepens slightly over time — on pale species like ash or maple, this gives a noticeably warmer, more yellow cast than a water-based alternative, while on oak or pine that warmth can work in the floor's favour.
It also takes longer to dry than water-based products, typically needing 24 hours or more between coats, with a stronger solvent odour during application. It's harder to apply without brush marks, and trickier to get professional-looking results with as a DIY job — though it remains durable, and was the standard residential specification for many years.
Water-Based Acrylic and Polyurethane Varnish
Modern water-based floor varnishes use acrylic or polyurethane polymers dispersed in water rather than solvent. They dry faster, have much lower VOC emissions, and stay water-clear rather than ambering. Water-based varnishes typically dry to the touch within one to two hours and can be recoated within two to four hours in good conditions, allowing several coats in a single day. Clean-up is simpler too — soap and water rather than white spirit or turpentine.
The main historical drawback of water-based varnishes was durability, since early formulations were softer and less abrasion-resistant than oil-based polyurethane. Current two-component water-based products have largely closed that gap, and for most residential and commercial jobs, a quality 2K water-based lacquer performs comparably to oil-based polyurethane.
Two-Component (2K) Systems
Two-component varnishes are mixed with a hardener before use, triggering a crosslinking reaction that produces a harder, more chemically resistant film than a single-component product. The Junckers HP800 Sport Lacquer, for example, is used together with the Junckers HP Hardener as part of a two-component system, while Mapei's Ultracoat HT 2K range (available in both 10% and 30% gloss) offers a similar two-component approach with a different brand.
Once mixed, a 2K product typically has a pot life of four to six hours — beyond that, viscosity increases and it becomes difficult to apply evenly. Mix only what can be applied within that window, since unused mixed product can't be stored for a later session.
Oil-Modified Urethane
Oil-modified urethane (OMU) tries to combine the warmth of oil-based products with some of the ease of water-based application. It dries faster than traditional oil-based polyurethane but slower than pure water-based systems, with a slight amber tone that's less pronounced than conventional oil-based polyurethane. It's more common in the US market than the UK, where water-based systems have largely taken over.
