How to Choose the Right Adhesive for a Wood Floor
Adhesive choice is one of the parts of a flooring installation that's easy to underestimate — it's hidden once the job is done, so it rarely gets the attention given to the board itself or the finish on top. But the wrong adhesive for the floor type, the subfloor, or the installation environment can lead to problems ranging from squeaking and hollow spots through to genuine adhesion failure and boards lifting. Understanding what each adhesive category is actually suited to prevents expensive mistakes on an otherwise well-specified project.
MS Polymer Adhesives: The Versatile Default
MS polymer (moisture-curing silane) adhesives are the most widely used wood floor adhesives in the professional market, and for most engineered wood and parquet installations, they're the sensible starting point. Products like Bona R848, Sika T-55 and Mapei Ultrabond P990 1K cure by reacting with ambient moisture, and they bond well across most subfloor types — concrete, plywood, and even existing adhesive residue in some cases.
The key property that makes MS polymer adhesives so widely specified is that they stay permanently flexible once cured. Wood floors expand and contract with seasonal humidity changes, and a flexible adhesive absorbs that movement rather than fighting it. Rigid adhesives, by contrast, can develop stress fractures in the boards themselves, or debond at the edges as the floor moves beneath them.
These adhesives suit all species of engineered wood and solid parquet essentially, and most are compatible with underfloor heating systems — though it's always worth checking the specific product's UFH rating rather than assuming. Application requires a notched trowel to achieve the correct coverage rate, typically in the region of 800g to 1000g per square metre depending on the product, and most have an open time of 20 to 40 minutes at room temperature before boards need to be placed.
Two-Component Polyurethane: Maximum Bond Strength
Where an installation genuinely demands the highest possible bond strength — heavy commercial use, sports floors, large-format solid hardwood — two-component polyurethane adhesives are the step up from MS polymer. Bona R540 and similar products are commonly specified for Junckers solid wood installations and other commercial hardwood projects where the floor is designed to be permanently fixed to the subfloor.
The trade-off is flexibility. Polyurethane adhesives cure harder and more rigidly than MS polymer products, and they're more sensitive to mixing ratios and pot life, which makes them less forgiving to work with. For that reason, they're generally not recommended for typical residential engineered wood installation, where the natural movement of the boards works against a fully rigid bond. They're best reserved for large, stable commercial settings with controlled ambient conditions, rather than a domestic living room.
Dispersion Adhesives: Cheaper, but Limited
Water-based dispersion adhesives are less expensive and easier to handle than MS polymer or polyurethane products, but that lower cost comes with real limitations. The water content can temporarily raise moisture levels at the subfloor surface during application, which risks swelling or movement in the boards above — a particular concern with anything sensitive to moisture. These adhesives are only really appropriate for thin engineered boards in stable, controlled conditions, and they're not recommended for solid parquet or for use over underfloor heating.
Adhesive for LVT and SPC
Glue-down LVT and SPC flooring need a different type of adhesive entirely to solid or engineered wood. Pressure-sensitive adhesives (PSA) — which stay tacky once dry, allowing the material to be repositioned or lifted and relaid during installation — are the standard for professional LVT work. Bona R848 T and similar products are formulated specifically for this. Where LVT is going over underfloor heating, it's important to confirm the adhesive is specifically rated for heated subfloors, since not every PSA product is.
Testing the Subfloor Before You Commit
Before any adhesive goes down, it's worth confirming the subfloor is actually within acceptable moisture limits for the flooring being installed — a concrete subfloor that reads too high on a moisture test can undermine even the best-chosen adhesive, regardless of how correctly it's applied. A calcium carbide (CM) test or an in-situ relative humidity probe is the most reliable method; a quick surface-level moisture meter reading alone isn't a substitute for either, since it only measures near the surface rather than the moisture profile through the slab.
A Note on Odour and Occupied Properties
For installations happening in occupied homes, it's worth factoring in odour and cure time alongside performance. MS polymer adhesives are generally low-odour compared with solvent-based alternatives, making them easier to work with in a property that's still being lived in during the job. Two-component polyurethane adhesives can have a stronger odour during application and curing, which is one more reason they tend to suit unoccupied commercial settings better than a family home mid-renovation.
